Vietnam Seeks 10-Year Delay on Lao Dam Project

Nguyen is the chairman of the four-nation Mekong River Commission, a grouping of experts from Vietnam, Камбоджа, Laos and Thailand.  The commission failed last week to reach a consensus on whether to support further consultations on the Xayaburi dam project. Laos expects huge economic gains from selling most of the 1,260-kilowatt dam’s power to Thailand, and has argued that further studies would not be practical.  But environmental groups and other Southeast Asian governments say the dam will disrupt fish migration patterns down river and otherwise have a negative impact on the region. The Xayaburi project is the first of 11 proposed dams on the lower Mekong.  Ministers from the four countries are expected to hold further talks on the project in Laos later this year. Condo developers must focus on engineering and design

The more affordable a condo, the more should be the focus on improving engineering and design operations. With the increasing land cost, the developers have no other way but to increase the density of the plot while keep the product small and efficient in order to make it attractive and still affordable to the real demand. The interesting points leading to the shift in focus to this special sector should be discussed. Shifting from lower density development to higher density development means more direct cost is shifting towards the building construction cost from land cost. On the other hand, the proportion of the overall project turnaround time, from land acquisition to transfer, increases in the construction phase as larger and taller buildings come up on each plot. It means construction time and cost play major roles in project returns. The engineering industry widely competes on cost as many developers are accustomed to the lowest bid procedure. Some even ignore many hidden costs that could be incurred by too much focus on low initial construction cost. Many have experienced that the lowest bid could eventually lead to higher cost, longer time, and poor construction. The low margin of the construction industry also makes significant innovation in the industry very slow. This is the challenge facing developers that aim to improve the design and engineering operation as human resources are hard to find. Hence, it may be a good time for many developers to start to shift their intention back a bit from marketing to another backbone of the industry, the operational side of the business. Since the shift toward urban and suburban affordable condominium seems inevitable, it may be a good time to pay more attention to improving the design and engineering operation. Areeya представила новые проекты на следующий год

Construction will start about mid-2011 and is expected to take about two years. The company has secured a 938-million-baht loan from Siam Commercial Bank to support the construction. Areeya will introduce two more projects in the remaining months of this year, bringing the total number of launches for 2010 to five worth a combined 4.5 млрд. батов. State urged to set up fund for more park & ride facilities

Incentives should come with solutions To make Bangkok more liveable, the government should establish a fund to build more park & ride facilities and offer tax incentives to buildings allocating their spaces for public use, suggests Thaweejit Chandrasakha, the president of the Association of Siamese Architects. He said the current city plan, which rewarded high-rise buildings in Lat Phrao that have built more parking spaces than required by law by giving them 30 square metres more of floor-area ratio (FAR) to promote the park & ride concept, was not practical as the trade-off was not worth it. A 10-square-wah parking space practically calls for a space of up to 40 sq m to accommodate driveways and walkways. “The new city plan will be revised over the next two years and it should have practical supportive measures,” he said yesterday at theHome Development Today & Tomorrowtalk held by the developer Tararom Enterprise. He said it was a good idea to reduce the requirement for the number of parking spaces at buildings located within a one-kilometre radius of mass-transit lines. In Malaysia and Singapore, the governments emphasise green architecture. When a project applies for a construction permit, certain green standards are required. Although high population density is a major global problem, there emerged new living ideas in such areas with livable and good quality of life.
