Quarter-hour quarters – 15-minute city living in China

Quarter-hour quarters – 15-minute city living in China

HONG KONG SAR – Media OutReach – 7 November 2023 – Cushman & Wakefield, a leading global real estate services firm, today released its annual Think-In report titled – Quarter-hour quarters – 15-minute city living in China.

The urban area in China and its associated design, planning, development and operation, plays and will continue to play a big role in bringing transformational change to address the changing way people live. To understand and realise some of the beneficial living changes that result in sustainably developed urban environs in China, in our report the following topics are considered:

  • The 15-minute city;
  • What’s happening in China;
  • Related policy;
  • General urban planning;
  • Urban public space;
  • Transit-oriented development (TOD), and;
  • Ecological solutions.

Our report also focuses on select commercial property sectors and chooses one subject topic for each sector that will also promote/augment a number of liveability factors within a 15-minute city urban community.

  • The hybrid office – Technological advancement and digital change fast-tracked by the COVID-19 pandemic have been major implementors in the acceptance of the hybrid office working model globally and to a certain extent in China. Along with this transformation, 15-minute city related urban planning will also need to adapt.
The percentage of new retail supply types in 16 cities in China (2023 – 2025)

Source: Cushman & Wakefield Research

  • Community retail – A good retail offering is essential to a vibrant community, especially one that is walkable/cyclable. There are a number of ways retail can contribute to the success of 15-minute city communities but one of the most important is community retail.
  • Last-mile logistics – On the industrial side, a major component which can impact the success of walkable/cyclable 15-minute cities is the execution of last-mile logistics infrastructure, especially given the expansion of ecommerce in China.
  • Boutique neighbourhood hotels – Boutique neighbourhood hotels are a fairly new concept but given a greater emphasis on the overall stay experience in walkable/cyclable communities by a cross-section of hotel guests in China, this type of hotel is expected to be increasingly favoured for both leisure and business stay accommodation in the future.

Shaun Brodie, Head of Research Content, Greater China, Cushman & Wakefield said, “To bring about sustainable and beneficial urban development, one concept cities in China can look to further adopt and implement is the ’15-minute city’ concept. The 15-minute city is a fresh concept that promotes urban liveability. In a nutshell, the concept requires cities to be planned in such a way whereby citizens of all ages, backgrounds, and abilities in all parts of the urban area are able to gain access to their daily needs, such as lodging, employment, sustenance, health, education, culture and leisure and all be accessible within the distance of a 15-minute walk or bicycle ride”.

Rancher Prime 2.0 empowers customers to build and deploy resilient workloads with enhanced integrations, extensions and a generative AI-powered assistant New Rancher 2.8 community edition adds support for Kubernetes 1.27, new public API and enhanced GitOp capabilities SLE Micro 5.5 introduces new functionality that allows users to download container and workload images from trusted registries SUSE demos an early integration for SUSE Edge targeting IIoT, which will be available in 2024

CHICAGO, Nov. 7, 2023 /PRNewswire/ — (KubeCon North America) — SUSE®, the company behind SUSE Linux Enterprise (SLE), Rancher and NeuVector, today announced the availability of Rancher Prime 2.0, enhancing customers’ ability to manage heterogeneous, multi-cloud Kubernetes deployments securely and at scale. SUSE also revealed updates to Rancher community edition, SLE Micro 5.5 and the future of SUSE Edge. The latest updates continue to meet the diverse needs of the developer while furthering SUSE’s mission to provide choice.

"With Rancher Prime we continue our focus on enhancing customer productivity by providing a simple and secure container management experience for their entire infrastructure including data center, multiple clouds, and the Edge," said Peter Smails, general manager of Enterprise Container Management, SUSE. "The release of Rancher 2.8 also demonstrates our continued commitment to our open source community users providing them with enhanced tooling and expanded Rancher extensibility."

Helping customers get more value from Kubernetes with Rancher Prime 2.0

Interoperable by design, Rancher Prime 2.0, SUSE’s commercial enterprise subscription, delivers even more value and support for customers:

Tighter Portfolio Integration and New UI Extensions (UIE): UI extensions simplify operations and enhance user productivity by building in the functionality of SUSE and third-party tools directly into the Rancher Prime UI. New UIEs include: NeuVector is now tightly integrated with Rancher Prime providing customers with a seamless container management experience from operations, management to security; Cluster API (CAPI) streamlines cluster provisioning across multi-cloud and hybrid providers to provide a singular, normalized implementation from edge to everywhere.

Introducing the Rancher Prime Application Collection: Available as a tech preview, the Rancher Prime Application Collection is a curated library of developer and infrastructure applications. Built and packaged with SUSE Linux Enterprise (SLE) Base Container Images, customers can quickly and easily launch these applications with confidence knowing they are backed by SUSE’s zero-trust principles and secure software supply chain security guarantees when building workloads and applications.

Generative-AI powered Rancher Prime Customer Assistant: Now generally available in the Rancher Prime customer Slack channel, the assistant enhances the user experience by providing insight and guidance on myriad topics including installation and configuration, performance and troubleshooting.

Benchmarking and Long-Term Service Support: Available exclusively for Rancher Prime customers, SUSE now provides documented performance benchmarking based upon horizontal (number of clusters) and vertical (pods and nodes) stress testing providing customers insight of how to optimize their deployments. To better align with their application lifecycles customers can now utilize Long Term Service Support (LTSS) for RKE2 (Rancher Kubernetes Engine v2), which extends production lifecycles up to two years.

AWS and Azure Marketplace Availability: Building on the recently announced availability of NeuVector on AWS, SUSE announced that NeuVector will be available on Azure Marketplace and Rancher will be available on AWS Marketplace and Azure Marketplace by end of year. Marketplace availability provides customers with a simple means to deploy Rancher and NeuVector on hyperscalers while also retiring their cloud spend commitments.

Rancher Prime customer, Michael Nichols, Information Security Architect, Toyota Material Handling added, "Toyota is about lean management, and having the ability to spend cycles on other priorities instead of on a manually built system is indeed a big win. It used to take us hours or even days to work on an outage, but we haven’t had to do that since implementing Rancher Prime."

Expanded Kubernetes support and Rancher platform enhancements
Rancher 2.8 is now generally available with new features including:

Upgraded Kubernetes support: Rancher 2.8 adds support for Kubernetes 1.27 enabling users to leverage the latest Kubernetes enhancements, including better scaling of containerized workloads, tighter security, enhancements to the container runtime interface (CRI), and extended support for Kubernetes networking.

Enhanced platform customization with new self-service secure Public API:
The new fully documented public API allows users to tailor their deployment with public custom resource definitions (CRD) to tailor workloads, scale efficiently and streamline automation processes to meet their specific needs.

Improved GitOps Workflows: Rancher’s native GitOps functionality powered by Fleet now offers drift detection and drift reconciliation as part of continuous deployment processes

Increasing security for containers at edge

SLE Micro 5.5, the ultra-reliable, lightweight operating system purpose-built for containerized and virtualized workloads, now allows users to download container and workload images from trusted registries. It also lets them transfer and integrate images for use in air-gapped environments. This allows processes to be created where direct access to registries is either not desired or not possible. Integrating compliance checks when transferring images into air-gapped environments is essential for maintaining security and the integrity of edge environments.

Positioning SUSE Edge for the future of Industrial IoT

For the first time this week, SUSE demos an early integration for SUSE Edge targeting the IIoT space, which will be available in 2024. Using Edge IIoT organizations can transition smoothly from legacy technologies to using modern edge workloads based on containers, Kubernetes and open standards.

In early 2024, SUSE will expand its partnerships for edge solutions with Buoyant and Synadia.

SUSE will continue its work with Buoyant, creators of the Rust-based Linkerd service mesh, to implement mesh expansion capabilities to the service mesh. This will allow users to bring non-Kubernetes nodes and workloads into their Kubernetes landscape in a way that is secure and reliable, even across the open Internet, and will ultimately help bring customers’ legacy systems into the modern world. SUSE will continue its work with Synadia to expand the interoperability of NATS.io into the SUSE Edge stack, providing a scalable and high-performance cloud native infrastructure messaging system from Cloud-to-Edge. The joint collaboration includes both a "two-node High-Availability configuration" designed for resource-constrained edge deployments, as well as bundling NATS as a backend option for K3S via the KINE interface.

SMARTKEM, INC. MICRO-LED DISPLAY PAPER PUBLISHED IN LEADING SCIENCE JOURNAL, NATURE COMMUNICATIONS

0

MANCHESTER, England, Nov. 7, 2023 /PRNewswire/ — SmartKem, Inc. (OTCQB: SMTK), a company seeking to reshape the world of electronics with its disruptive organic thin-film transistors (OTFTs) that can drive the next generation of displays, announced the publication of a scientific paper by the UK’s leading peer reviewed science journal, Nature Communications (having a 2-year impact factor of 17.7 in 2021).

The paper, titled "Wafer-scale organic-on-III-V monolithic heterogeneous integration for active-matrix micro-LED displays" was a collaboration between SmartKem and Prof. Xiaojun Guo’s group at Shanghai Jiao Tong University. The paper was co-authored by SmartKem’s Chief Technology Officer, Dr. Simon Ogier, and SmartKem engineers Dan Sharkey, Andrew Baker, and Alejandro Carreras who were also responsible for the display backplane fabrication and display testing using SmartKem’s patented TRUFLEX® OTFT technology with its benefits of low temperature processing and high charge mobility.

Such low temperature (<150 °C) organic last integration processes can thus be compatible with micro-LED processes for direct fabrication of the active-matrix OTFT array on top of the LEDs without affecting the micro-LED performance. The first OTFT-driven active-matrix micro-LED displays are demonstrated with highest brightness of 150,000 nits and highest resolution of 254 pixels-per-inch. This work would open a route for realizing active-matrix micro-LED displays through direct fabrication of high-density OTFT arrays onto the micro-LED plane with fully compatible processes.

An open-access link to the paper can be found here: https://www.nature.com/articles/s41467-023-42443-8

Turn Biotechnologies First to Deliver mRNA into the Dermis Using Proprietary LNPs, With No Distribution to Other Organs

0
Turn Biotechnologies is the first company to safely and specifically deliver mRNA in vivo in the skin without any off-target organ uptake.

Company’s eTurna™ delivery platform ensures unprecedented precision, safety In-vivo biodistribution of mRNA into dermal cells, tissues shows high transfection efficiency, gene expression Data presented at ASDS Annual Meeting

MOUNTAIN VIEW, Calif., Nov. 7, 2023 /PRNewswire/ — Turn Biotechnologies, a cell rejuvenation developer of novel mRNA medicines for untreatable, age-related conditions, announced it is the first company to safely and specifically deliver mRNA in vivo in the skin without any off-target organ uptake.

Turn Biotechnologies is the first company to safely and specifically deliver mRNA in vivo in the skin without any off-target organ uptake.

The company used its eTurna lipid nanoparticle delivery platform to precisely reach in vivo dermal fibroblasts with an mRNA formulation. The eTurna-delivered formulation remained localized in the injection site and did not distribute to other organs.

Since the skin is the body’s natural layer of protection, delivering mRNA therapeutics within a lipid nanoparticle delivery system to a specific dermal target is a significant achievement. Researchers have delivered mRNA-based therapies to the lungs, spleen and liver, but no one has previously been able to target the dermal layer of the skin – the body’s largest organ.

"Being the first to deliver mRNA-based therapies so precisely in skin opens the door to drug therapies that have never before been possible," said Turn Bio CEO Anja Krammer. "We are extremely excited about achieving another critical milestone on our path forward to the clinic."

Turn Bio continues to expand the breakthrough capabilities of the eTurna delivery platform by developing a library of formulations and novel lipids to deliver high transfection efficiency and selectivity for target cell and tissue types, while maintaining low-to-no cytotoxicity and immunogenicity.

Turn Bio’s most recent research was shared at the American Society for Dermatologic Surgery Annual Meeting held Nov. 2-5 in Chicago.

"Turn Bio’s achievement is extremely exciting for dermatologic medicine as skin is the most challenging organ to treat effectively and safely," said Dr. Amelia Hausauer, director of dermatology at Aesthetx Plastic Surgery and Dermatology in Campbell, California, and chair of the ASDS Regenerative Medicine Session. "It shows promise to significantly expand the therapies dermatologists can provide – and dramatically improve the quality of our patients’ lives."

ABOUT TURN BIOTECHNOLOGIES

Turn Bio is a pre-clinical-stage company focused on repairing tissue at the cellular level and developing transformative drug delivery systems. The company’s proprietary mRNA-based ERA™ reprogramming technology restores optimal gene expression by combatting the effects of aging in the epigenome.
