Almost 500,000 units for sale in Bangkok (Government Housing Bank) – Real Estate

For housing in Bangkok and its vicinity, those who want to buy a house should be able to smile this year due to many house and condominium promotions.

According to information from the Government Housing Bank (GHB), there are nearly 1,600 residential projects in Bangkok and its vicinity which have not been sold up.

500,000 units for sale in Bangkok

Mr. Wichai Wiratkaphan, Acting Director of Real Estate Information Center, GHB, said the survey on the supply of and demand for residential projects that are being sold during the second half of 2018 in Bangkok and its vicinity found that there were 1,597 projects, almost 500,000 units, under sale, an increase of 7.7 percent from the same period in 2017.

They are mostly in a group of housing and condominium projects.

This reflects that the real estate business in 2018 has obviously recovered thanks to the government’s economic stimulus measures, competition in housing loans of financial institutions and supporting factors from economic growth.

The ownerships of over 360,000 units, worth over eight billion baht, were transferred throughout the country in 2018.

However, the outlook of the real estate business across the country in 2019 is likely to shrink slightly to wait for the new government’s economic policy and clarity of the economic condition in the country.

Demand for housing has decreased

This is a sign that the demand for housing has decreased. The demand for residential projects, both houses and condominiums, launched during the past 1-2 years, under sale and construction is still relatively high.

OPCD submits report to World Bank research team

The Office of the Public Sector Development Commission (OPDC) has submitted a report on Thailand’s growth in 10 stages to a research team from the World Bank. The information will be used for the World Bank’s Ease of Doing Business Report for next year.

The OPDC Secretary-General, Pakorn Nilprapunt, said the World Bank’s research team will collecting two types of information, including opinions of legal and financial consulting firms and interviews with government agencies. This year, Thailand has advanced in all aspects, particularly the use of electronic system to enhance various functions, reduce paperwork, and facilitate the workflow by eliminating redundant tasks. As a result, businesses have lower expenses, and the cost of electricity has decreased from 77,050 baht to 2,500 baht. Thailand has also developed business platforms to support people who want to become entrepreneurs.

The World Team’s research team is conducting interviews with different government agencies to gather more information about the business environment in Thailand, and this would increase investment confidence in the country. The research team will measure the services provided by the government, ranging from starting a business to resolving insolvency. The 10 stages include starting a business, dealing with construction permits, getting electricity, registering property, obtaining credit, protecting minority investors, paying taxes, trading across borders, enforcing contracts, and resolving insolvency. The World Bank will use these information to complete its Ease of Doing Business Report for 2020.

EPISODE SYNOPSIS

Thale Noi, a freshwater lagoon in Khuan Khanun district of the Southern Thai province of Phatthalung, is one of the most biodiverse sites in Thailand. The low-lying area surrounding the lagoon is teeming with various hydrophyte species. Rice paddies and peat swamp forests produce an abundance of aquatic plants like sedge and floating moss, a source of food for water birds. More than 280 species of aquatic birds gather at Thale Noi.

In summer, around April, hundreds of thousands of aquatic birds migrate to this lagoon, where they are greeted with millions of water lilies in full bloom.

Thale Noi is known not only as a paradise for birdwatchers, but also as a much-cherished site for tourists keen on adventure or boating. This is because Thale Noi is one of Thailand’s most recognised nature and wildlife study sites, so rich in biodiversity that it is listed as a globally important wetland, or a Ramsar Site.

Today, local inhabitants still pursue their traditional way of life. Every morning, local fishermen are at their lift nets to collect their catch of fish and sell them at the market. At the same time, some families take their buffaloes to feed in a peat swamp forest. When dusk falls, local housewives will row their little boats out to collect sedge stems, which they use for their handicraft material.  For these villagers, Thale Noi is their second home, which they need to protect to the best of their ability.

Secretary-General of ASEAN and Minister of Foreign Affairs of Japan signed the Agreement on Technical Cooperation between ASEAN and the Government of Japan

Secretary-General of ASEAN, H.E. Dato Lim Jock Hoi, and Minister of Foreign Affairs of Japan, H.E. Taro Kono, signed the Agreement on Technical Cooperation between ASEAN and the Government of Japan on 13 May 2019 in Tokyo. The Agreement sets out a legal framework for Japan International Cooperation Agency (JICA) to provide direct assistance to ASEAN as an international organization. The signing of this Agreement is an important step forward to further strengthen ASEAN-Japan cooperation.

The Secretary-General of ASEAN is in Tokyo at the invitation of Foreign Minister Kono. On this occasion, he is also scheduled to meet with a number of other Japanese Ministers, Senior Officials and business leaders to discuss issues of mutual interest.

Thailand welcomes back Asian Physics Olympiad winners

BANGKOK, 14 May 2019 (NNT) – The Institute for the Promotion of Teaching Science and Technology (IPST) has given a warm welcome back to students from Thailand competing at the 20th Asian Physics Olympiad (APhO) who have won back 6 awards, in a reception attended by students, teachers, and parents.

Thailand Team at the APhO this year,comprised of 8 students and teachers, has arrived back to Thailand yesterday evening after competing at the 20th Asian Physics Olympiad (APhO) held in Adelaide, Australia, from which Thai students have won 6 awards by Mr Yannapat Pinitpichitkul from Triam Udom Suksa School, Mr Titipat Chantrapirat from Bangkok Christian College, Mr Passakorn Potanan from Triam Udom Suksa School, Mr Pakorn Nanthaari from Triam Udom Suksa School, Mr Lapas Premcharoen from Kamnerdwit School, and Mr Sorawit Udompolchaicharoen from Mahidol Wittayanusorn School.

The team also include two other students, namely Mr Chulachak Jongpipattanakul from Suan Kularb Wittayalai School, and Mr Nop Termtrisana from Triam Udom Suksa School.

One of the award-winning students, Mr Pakorn Potanan, said he is glad and proud to bring fame to the country, adding that he has previously been training hard, and received much support from his teachers, friends, and family, that led him to this success.

160 students from 22 countries and administrative regions competed in this year APhO, with a student from Russia receiving the highest gross score, a student from China receiving highest score in theoretical examinations, and a student from Kazakhstan receiving the highest score from laboratory examinations.

The IPST will be selecting contestants from Thailand and provide theoretical and practical training to students who will be competing at the 2019 International Physics Olympiad in Israel this July

Songkhla Special Task Force seizes 50 rai of forest area

BANGKOK, 14 MAY 2019 (NNT) – As for the suppression of the deforestation movement, the Internal Security Operations Command (ISOC) Region 4, Forward, led the authorities to seize 10 forest areas in the upstream forest area in the National Forest Reserve, San Kalakiri mountain range. It was found that almost 50 rai of forest area had been destroyed.

Songkhla Special Task Force has cooperated with a special working group of the ISOC, Region 4, Forward and the Royal Forest Department’s officials to inspect the forest areas in the upstream forest reserve area, permanent forests and national forest reserves of Khao Dan, Khuan Chedi, Khao Phraya Mai, Khuan Kamphaeng, Khuan Rasau and Khao Toh Thep and Khuan Hin Lap forest. They are virgin forests adjacent to San Kalakiri National Park, Thai-Malaysian border. The operation was launched after the Anothai Adhoc Unit conducted an aerial survey and found more deforestation in many areas of Saba Yoi district, Songkhla province.

The inspection of the target areas including Thepha Canal upstream area, Khao Daeng subdistrict, Bahoy subdistrict and Thung Pho subdistrict in Saba Yoi district found a total of 10 newly destroyed forest areas covering a total area of nearly 50 rai. In some areas, valuable woods were found to have been felled by a chain saw. Newly grown durians were also found in some areas but the offenders were not found. The authorities have seized the forest area and will track down the offenders in order to prosecute them.

The findings show that more than 77 percent of respondents, who are interested in buying a condo between 2019-2020, said they want to purchase a condo as their residence.

As property developers are now stepping up their marketing promotions to attract homebuyers, this may present a golden opportunity for consumers who are planning to buy a condo. They now have a variety of choices consisting of both old and new projects, covering a wide range of prices, to choose from.  

At any rate, since the purchase of residential property is considered a long-term financial liability, the buyers must take into account their debt service ability in the long run together with additional expenses that may incur and affect their ability to pay installments.

DIT’s 77th anniversary celebration

BANGKOK, 14 May 2019 (NNT) – The Department of Internal Trade (DIT) is responsible for the control of living costs and raising the pricing of farm products. The department this year celebrates its 77th anniversary. The department’s chief has stressed its proactive roles to solve problems before they arise.

The The Department of Internal Trade today held an event celebrating its 77th anniversary from its establishment on 5 May, at which delegates from agencies who helped contribute to the DIT’s success gathered and presented their accomplishments and objectives to promote fairness in Thailand’s internal trade, sufficient item supplies to help control living costs, and the solution towards low farm products pricing and the creation of more marketing opportunities for farmers through various market development campaigns.

The DIT Director General Wichai Pochanakit on this occasion delivered his remarks stressing the department’s working guidelines and proactive approach to address issues before problems arise, promoting trade fairness in all sides from farmers, to companies, and consumers, along with the use of technologies to improve work efficiency, the use of communication tools by traders and as decision making tools for consumers such as the disclosure of farm products pricing, in-stock oil palm quantity, medicine and medical services pricing, as required by recently introduced measures.
